HCD Ltd was appointed to demolish 77 Talbot Street, a five-storey office building located within Nottingham’s Royal Quarter, creating a development-ready site for a new purpose-built student accommodation scheme.
The project involved the demolition of the existing brick-built structure, associated undercroft and external parking areas within a busy city centre environment surrounded by occupied buildings and active transport routes. The scope included asbestos removal, soft strip works, utility management, structural investigations, demolition to slab level and extensive ground investigations.
A key challenge emerged during the early stages of the project when structural investigations revealed that the building differed significantly from the original design assumptions. Working closely with the client’s structural engineer, we developed a revised demolition methodology and implemented temporary stabilisation works, ensuring the structure could be dismantled safely and efficiently.
Given the site’s location between occupied student accommodation and neighbouring commercial properties, a carefully managed approach was essential. Detailed traffic management, low-noise equipment and proactive stakeholder communication helped minimise disruption throughout the programme, while cave probing investigations were undertaken to identify potential underground voids associated with Nottingham’s historic cave network.
We successfully delivered the project safely and efficiently, overcoming complex structural challenges while maintaining programme certainty. The works provided a clear and development-ready site for the next phase of redevelopment, demonstrating our expertise in delivering technically challenging demolition projects within constrained city centre environments.
