HCD Ltd successfully delivered the complex strip-out and deconstruction of the former Oatly manufacturing facility at Peterborough Gateway, an ambitious project that demonstrates our expertise in large-scale industrial demolition, material recovery, and sustainable site preparation.
Originally constructed in 2020 and intended to become one of the world’s largest plant-based dairy production facilities, the vast 250m x 150m steel-framed warehouse remained unused following Oatly’s decision not to proceed with operations at the site. We were appointed to safely dismantle and remove the existing infrastructure, creating a clean, development-ready site for future industrial or commercial use.
The project involved the dismantling and removal of more than 2,000 tonnes of structural steel from the former Oatly manufacturing facility, alongside the strip-out of full-height composite wall panels across the warehouse structure. We also completed the demolition of the internal mezzanine floor, full-height masonry walls and ancillary blockwork areas, carefully managing each phase to maximise safety and material recovery.
Extensive concrete removal works were undertaken, including the breakout and removal of approximately 7,500m³ of reinforced concrete floor slabs. The project also required the complete removal of internal drainage infrastructure, together with the breakout and demolition of the site’s external wastewater treatment plant.
Further enabling works included the excavation and removal of external drainage networks and a 40,000-litre interceptor tank, as well as the demolition of two ancillary buildings located within the wider site boundary. To support the project’s sustainability objectives, demolition arisings were processed and crushed on-site for reuse, reducing waste, minimising haulage movements, and contributing to a more environmentally responsible outcome.
With a structure of this scale, careful planning and precise execution were critical to the project’s success. We implemented a phased deconstruction strategy designed to maximise material recovery, minimise waste, and maintain the highest standards of health, safety, and environmental compliance throughout the programme. Our experienced team utilised selective dismantling techniques to separate materials efficiently, ensuring valuable resources could be recycled or repurposed wherever possible. Extensive site management and logistical coordination enabled works to progress safely and efficiently, while minimising disruption and environmental impact.
A key sustainability achievement was the crushing and reuse of concrete arisings on-site, significantly reducing vehicle movements, landfill waste, and carbon emissions associated with material transportation.
